Alignment is key to everything we do at REALM. We expect our partners to stand shoulder to shoulder alongside us in every investment and we structure our relationships to ensure long-term alignment. REALM itself is typically one of the largest investors in most of our deals, which further fosters alignment.
Often circumstances exist having little or nothing to do with a particular opportunity that result in liquidity leaving a particular sector. We are willing to commit the time to fully understand these dynamics and invest accordingly.
Sometimes a deal just needs to be completed quickly and with the utmost degree of certainty. We understand and appreciate this. As a permanently capitalized company with no specific time horizon, our capital is ready to go when you are and we are able to respond and close quickly.
We don’t shy away from complexity. Our team is willing to expend the time and resources necessary to understand the various moving parts, complexities and nuances involved with many transactions.
Our approach to partners
We firmly believe that for partnerships to work, be it with investors or partners, there must be a win – win dynamic. Having purchased more than $2 billion of real estate for our own accounts and for some of the most respected family offices in the country over the past 20 years, we fully appreciate the benefits of owning real estate and the importance of strong relationships.
At the same time, we have witnessed the significant need for a well-capitalized company, with true operational capabilities and a permanent on-the -ground presence, to provide dependable capital to lower middle market (asset value of less than $75 million) real estate opportunities.
